Welcome to THE 74: A Star Designer Reimagines UES Living

Evolving the vernacular for an enclave with such history and heritage is no easy feat. Yet with THE 74, design superstar Rafael de Cárdenas has achieved precisely that. He has crafted a collection of high-style condominium residences within a striking 32-story terracotta-clad tower. These homes speak to a modern, design-savvy Upper East Sider who appreciates stunning views of Central Park and the city skyline. “THE 74 captures the essence of contemporary luxury and honors the Upper East Side’s timeless elegance,” says de Cárdenas.

Rising at 201 East 74th Street, with views in every direction, THE 74’s homes are unlike anything else offered in the neighborhood. And that was entirely the point. The developer, Elad Group, a prestigious New York City-based firm known for their impeccable landmark conversions and successful condominium developments, saw a disconnect.  “A shimmering modern tower, THE 74 introduces a fresh perspective on classic Upper East Side architecture and contemporary luxury living,” says Elyse Leff, Vice President, Marketing and Sales, Elad Group, speaking about the residential landscape. “We created a collection of residences for the design-savvy buyers who want their home to reflect their modern lifestyle.”

The Douglas Elliman Development Marketing sales team,  led by veteran agent Barbara Russo, agrees. She says a growing audience is seeking an alternative to prewar that still reflects the same level of craftsmanship and quality. “That’s our buyer at THE 74,” she added.

It seems De Cárdenas, with his signature blend of minimalism and extravagance, hit the nail on the head. As a complement to Pelli Clarke & Partners’ pleated facade – decidedly modern while textured like an Art Deco landmark – his vision for the interiors is sculptural and crisp. “THE 74 is high style. The atmosphere is fresh and exciting, yet sophisticated in the context of the prestigious mid-70s,” De Cárdenas says.

Details make a statement about quality from European White Oak flooring in an oversized parquet pattern to bespoke hardwood millwork in the kitchens. Signature floor-to-ceiling windows are crafted by Polito Serramenti in Borgosatollo, Italy, and reveal awe-inspiring views of Central Park, the East River and the Midtown skyline. A sense of luxury and material richness defines every space. The kitchens are a culinary haven, showcasing stained Ash cabinetry, fluted glass upper cabinets, polished Bianco ice marble countertops and backsplashes, and fully integrated Miele appliances, with Sub-Zero Wine refrigerators in select residences.

Primary bedrooms feature an en-suite, five-fixture bathroom with an enclosed shower, radiant heat flooring and a soaking tub, all encased in Calacatta Vagli floors and walls. A custom Sycamore wood vanity is complemented by a matching honed marble countertop and custom medicine cabinet with illuminated shelving niches.Secondary baths are adorned with European Porcelain flooring and walls, custom medicine cabinets with built-in lighting and shelves, and Didimon Light marble vanity with a waterfall design. Powder rooms showcase a Pink Namibia marble vanity and flooring paired perfectly with a custom millwork wall feature and Dornbracht brushed platinum faucets.

De Cárdenas also designed the building’s curated amenities, underscoring how THE 74 was holistically designed for luxury living today. “The decision to put many of the amenities on a high floor was entirely intentional. We’re making a statement about how today’s Upper East Sider wants their daily life to look and feel,” adds De Cárdenas. Light-filled spaces for relaxing, entertaining and wellness include a library lounge with a wet bar and private garden. Situated on a high floor, the entertainment suite is a perfect space to work from home or host in a private dining room that is replete with catering facilities. The fitness center and Pilates studio are state-of-the-art. The children’s playroom ensures young residents are entertained and engaged. “It’s all perfect,” Cardenas exclaims.

As another point of distinction, THE 74 also includes a rare, ground-up new construction townhouse on 75th Street that enjoys service and amenities of the tower. Designed inside and out by Pelli Clarke & Partners in a first-of-its-kind endeavor for the firm in New York City.

Homes at THE 74 are currently priced from $2.995 million for a two-bedroom to $4.8 million for a three-bedroom to $12.8 million for a full-floor five-bedroom with Central Park views. The townhouse is offered for $14.5M.
