Goodbye Glass Boxes, New York’s Latest Developments Showcase Elegant and Timeless Architectural Design

Manhattan’s luxury residential developers are leaning into timeless and chic architectural styles.

Meanwhile, sensible amenity packages reign supreme, with upscale catering kitchens, lounges with bars, children’s playrooms, and outdoor spaces for gathering and relaxing. Fitness centers invite and inspire with light-filled spaces and extra wellness fixtures like saunas.

200 East 75th Street, 200 East 75th St., Upper East Side

Offering classical architectural design, Beyer Blinder Belle mixed handset limestone, patterned brick, fluted terracotta and ornamental metal detailing into this 18-story building to blend into its location at the corner of Third Avenue and East 75th Street. Arched windows and Juliet balconies add to its charm. Inside, notable architectural firm Yellow House Architects handled the interiors. Amenities are geared toward wellness and leisure, including a sauna and a private cinema.

Future residents can stroll to the Metropolitan Museum of Art and Central Park. 200 East 75th Street launches sales in March, and occupancy is expected in the summer of 2025.

With a pleated facade, white terracotta and bronze aluminum-framed windows, architects Pelli Clarke & Partners created a classic-style 32-story building that’ll turn heads on the Upper East Side. Rafael de Cárdenas designed the interiors to be decidedly refined. The kitchens, for instance, feature stained ash cabinetry, fluted glass upper cabinets and polished ice marble countertops and backsplashes. The amenity suite features light-filled spaces, from a library lounge with a wet bar to a children’s playroom.

Close to Museum Mile and Central Park, future residents will have an array of arts and culture options within walking distance. Sales launched in January, and occupancy is expected to begin mid-2025.

520 Fifth Avenue, 520 Fifth Ave., Midtown

Rising 1,000 feet above Midtown, the tower features striking oversized arched windows that complement its iconic neighbors, including the Chrysler Building. Class A offices will occupy the lower levels, while 100 luxury residences start about 400 feet in elevation. Interiors by Charles & Co highlight modern design elements including earthy tones and geometric textures.

Situated between Bryant Park and Central Park, owners are in close proximity to a slew of museums and top restaurants in Midtown. Sales will launch this spring, and occupancy is expected in 2025.

On the southeast corner of Third Avenue and East 20th Street, this 19-story building features a soft, rounded corner and oversized windows enveloped in an earthy red-tone cladding. In the kitchens, owners will find Calacatta Oro marble countertops, custom rift-sawn white oak veneer cabinetry and integrated Miele stainless-steel appliances. Stepped and pocketed terraces offer private as well as shared outdoor spaces.

Future owners will be half a block away from Gramercy Park. Sales started in January with closings expected this summer.

720 West End Avenue, 720 West End Ave., Upper West Side

Renowned architect Thomas Juul-Hansen is back at it with a redesign of the circa-1927 building located at 720 West End Ave. Originally designed by the legendary New York architect Emery Roth, the 17-story building served as the Hotel Marcy, and will now be home to 131 luxury residences. Ten-foot ceilings will be accented with moldings and views of the Hudson River and the skyline.

Future residents will have easy access to Riverside Park and Central Park. Sales are planned to launch in April, with occupancy expected in 2025.

Price Range: Pricing from approximately $1 million to $12 million.

Apartment Sizes: The building will feature one- to five-bedroom units, including a collection of townhouse duplexes, simplex and duplex penthouses. Residences will range from approximately 500 square feet to over 3,700 square feet.
