Prompted by purchasers, developers keep upping the ante on amenities, equipping their projects, which tout tons of natural light and outdoor spaces, with everything from pet spas to resort-style services that run the gamut from health coaches to concierges. Here are five condo developments around the world that are launching sales in 2024 that go far beyond book-matched veneers, rare marbles and high-end appliances.

Kicking off YIMBY’s annual year-end construction countdown of the 31 tallest buildings under construction in New York City is THE 74, a rising 32-story residential tower at 201 East 74th Street on Manhattan’s Upper East Side. Designed by Pelli Clarke & Partners with SLCE Architects as the architect of record and developed by Elad Group, which purchased the property for $61 million in April 2022, the 420-foot-tall structure will yield 42 condominium units and an accompanying collection of residential amenities.

General contractor, PRO, has now formed over half of the superstructure for a 33-story, residential tower, going up at 1299 3rd Avenue on Manhattan's Upper East Side. Developed by PRO and known as "THE 74", the building will contain just PRO condo units. Given their size, these will presumably be luxury residences. Units will be offered in two to five-bedroom configurations, as well as a duplex penthouse. The development will also consist of a detached townhouse unit.

Rafael de Cardenas is the interior designer for the amenity spaces and the homes, which are being marketed by Corcoran Sunshine Marketing Group and will include half-floor two- and three-bedroom units, full-floor four- and five-bedroom homes, a single free-standing townhome, and a duplex penthouse. Press Builders is the general contractor for the project, which is alternately addressed as 1299 Third Avenue and located on an interior lot facing Third Avenue with two small extensions to East 74th and East 75th Streets.
